LEGAL DESCRIPTION:   Lots 1-3 and the E ½ of Lot 4, Syracuse Proper, Otoe County, Nebraska.

We will be selling land only.  The Elms Ballroom Building is scheduled to be burned on June 12, 2011.  It will be the Buyers responsibility to clean up and fill in lot after burning and closing.  Property sells “as-is, where-is”.

ZONING:  CI-1 – Old Town Commercial/Industrial.  Land is located in a flood plain. 

TAXES:  2010 taxes were $1,681.20  All 2010 taxes will be paid by seller.  Estimated

2011 taxes will be prorated until the day of closing.

TERMS:  20% down the day of the sale.  Buyer shall be required to sign a cash, non-contingent offer to purchase immediately following the sale.  The remaining balance shall be paid with a cashiers check at closing, on or before July 12, 2011.  Possession to be given upon closing.  Seller shall furnish a Warranty Deed with title insurance policy.  The cost of the Owner’s title insurance policy and escrow closing fees shall be equally divided between buyer and seller.  Any policy endorsements and/or survey requirements shall be at the Buyer’s expense.
